Part of the Nation wide framework for The Department of Workplace and Pensions
Job Centre Plus is part of the Department for Work and Pensions in the UK, We worked as part of a large framework refurbishing and opening new locations nationwide.
We successfully completed five locations—Slough, Romford, Folkestone, Tooting, and Newham—each ranging from 13,000 to 20,000 square feet. The framework encompassed a total of 100 Job Centre Plus projects, all running under a strict program that required coordination with other contractors and projects.
While the design had already been agreed upon, my role involved adhering to the framework guidelines, taking on the lead technical responsibilities, conducting regular site visits, and ensuring clear communication with the external project teams to maintain alignment and project continuity.
The space was previously a retail unit with no mechanical system and a leaking roof. We stripped everything down to the bones before commencing our own construction, completely rebuilding the infrastructure to ensure a solid foundation for the new design.
Tunbridge Wells
Area: 15,500 sqft Program: Value:
The building in Tunbridge Wells had significant structural issues, particularly on the first floor, which ultimately led to the project not moving forward. Despite initial plans, the extent of the repairs needed made it unfeasible to proceed.
This was the third building that was considered in Slough, a former Argos store that still had its money chute and conveyor belt connecting the tills to the upstairs stockroom. We stripped everything back to its core, infilled the large ceiling void to create a unified floor, and removed all traces of its retail origins to transform the space into a functional and modern environment.
The space was an old Snow and Rock shed with 7-meter ceiling heights and block pavers across the ground floor. To make the space more functional, we enclosed the customer staircase that connected the ground floor to the mezzanine level and installed a ceiling grid to reduce the expansive ceiling height, creating a more intimate and manageable environment.
The expectation for the framework was that most buildings designated to become Job Centre Plus locations would already be in CAT A condition. However, Newham was the only location that came to us in a brand-new CAT A state, making it an exception to the usual requirement. The building was previously an adult college, with a college continuing to operate on the floor above and a Sainsbury’s supermarket below. Once we were on site, we faced very strict noise restrictions and several other limitations, which required careful planning and coordination to minimise disruption and ensure the project stayed on track.
