Fabrix is a vertically integrated real estate investment platform, specialising in unlocking value in underutilised and overlooked urban spaces.

12-14 D’Arblay Street, located in the heart of Soho, is home to the world-renowned Soho Screening Rooms. The upper floors offer 3,600 sq ft of office space spread across four levels, featuring dual-aspect floor plates and a unique townhouse feel.

The existing floors were outdated, lacked flow, and felt disconnected. The brief was to modernise the space, update the electrical systems, restore some of the original features, and transform the floors into a desirable, contemporary workplace on behalf of Fabrix.

1.  Updating lighting and electrics throughout

2.  Across all floors we changed everything in the WC’s, adding new fixture and fittings.

 3. The beams were exposed as part of the construction within the 1st floor unit.

4. Chimney breasts througout the building was exposed to show the original brickwork.
